Modular Logistics

This is often overlooked at an early stage of a project and can often cause later-phase design revisions, resulting in time delays and cost increases. Most logistics issues can be overcome, although at a cost that may not have been factored into the original budget. We evaluate modular logistics continuously throughout the feasibility, design and preconstruction phases to mitigate cost and schedule impacts.

While it’s not always possible to assemble a project design and delivery team with all participants having modular or offsite construction experience, it is something we strive for. When this cannot be achieved, we look for critical alternative experience and skillsets that we feel can achieve success within the team.

We work with our grant writer partners to help them prepare comprehensive, high-scoring grant applications. We also take the time to fully understand financing or grant guidelines to help ensure projects are compliant, which may include preparing, issuing and evaluating RFPs and RFQs for the modular and general contractor scopes of work.

Budget Development & Tracking

There are likely many projects that could have benefited from the use of non-conventional construction if the initial budgets prepared had been more accurate. With lack of experience comes pricing with multiple safety buffers, resulting in overinflated budgets. Unfamiliarity by cost estimators and subcontractors also contribute to scope duplication and double pricing between the onsite work and the offsite work. We prepare comprehensive onsite versus offsite scope delineation documentation and media to help support a thorough budget preparation process.

Schedule Development & Tracking

If the goal of completing the project as soon as possible is to be achieved, experience and knowledge of the chosen modular or offsite system(s) is critical in the preparation of a schedule. There are multiple opportunities to overlap design, permitting, manufacturing and construction tasks. We prepare and manage to a detailed overall development schedule and share our knowledge with general contractors as they prepare their modular-specific construction phase schedule.

In addition to the typical considerations during the site planning process, we assist the design team in laying out the site in consideration of the chosen modular or offsite system(s) and the means, methods and logistics involved in their implementation. Without this input during the site planning process, a project can face challenges in the field resulting in costly changes and schedule delays.

Design Management

Design for Manufacturing & Assembly (DfMA) is a process whereby a project is designed with the chosen modular or offsite system(s) in mind, often utilizing certain aspects of pre-designed products and standardized components that are tried and tested and are optimized for the manufacturing process. We provide first stage DfMA guidance for the design team to develop conceptual plans utilized for the modular bidding process and then continue to support both the onsite and manufacturer’s design teams once the manufacturing design contract has been awarded.

Permitting & Inspections Oversight

Most types of modular or offsite construction projects have very unique permitting and inspections processes; whereby modules are typically State permitted and inspected and the work completed on site is typically permitted and inspected by the local City or County. We not only prepare responsibility matrices, but also meet with the local City or County to describe the unique process to help avoid costly and timely duplication of efforts.

Procurement Advice

Working in conjunction with our clients' legal counsels, we provide various options relating to how the modular or offsite manufacturer can be sourced and contracted. We explain the pros and cons of the manufacturer being a subcontractor to the general contractor versus the owner entering into a Supply Agreement directly with the manufacturer, with Optimum Modular Solutions providing the contract administration and monitoring.

Modular or offsite construction projects, if managed correctly, are fast-paced and require heightened levels of communications, organization and drive by the Construction Management firm and all project participants. We work hard to proactively and expeditiously address onsite and offsite challenges and provide regular updates to our clients on project status, schedule, budget and quality.
